Newer gated communities
Lotus, Seven Bridges, The Bridges — newer construction, active lifestyle, HOA-managed. These attract buyers who want newer builds, amenities, and a social community without age restrictions.
55+ communities
Valencia Grand, Valencia Sound — amenity-rich, age-restricted, built around pickleball, clubs, and social programming. Most of the NJ buyers I work with are seriously considering these.
Walkable lifestyle areas
East Delray Beach, Boca near Mizner Park — walkable to restaurants, arts, and nightlife. Less HOA structure, more urban feel. Right for buyers who want a real neighborhood over a managed community.
What Your Budget Actually Gets You in South Florida
Under $1M
55+ communities like Valencia Palms, condos in East Delray and Boca, and select townhomes in west Boca. Inventory under $700K is tight — knowing what to target and what to skip matters here more than anywhere.
$1M–$1.5M
Solid inventory with tradeoffs. Older builds in some communities, smaller floor plans, or less desirable locations within a development. Still good options — but you need to know what to avoid.
$1.5M–$2M
Strong options across all three categories. This range gives you real choice between gated, 55+, and walkable — and opens up the better inventory within each.
$2M–$3M+
Premium communities, newer construction, and the best amenity packages. At this level you have flexibility — the decision becomes about lifestyle fit, not inventory constraints.
