Pompano splits sharply east to west. East of Federal you are buying beach and Intracoastal proximity, largely in condos and older single-family pockets. West of I-95 is conventional suburban Broward at lower prices. The downtown redevelopment sits between the two and is still in progress, which is the main thing to see for yourself before deciding.
Rachel's Take
Pompano is a Broward market, not a Palm Beach County one, and it trades at a discount to Delray and Boca for that reason. Buyers who come here on purpose are usually optimizing for waterfront access per dollar. Go walk the downtown before you assume it is finished.
