This independent site markets real estate services for Rachel Kovalsky, Realtor® (FL License #SL3620970), affiliated with Compass Florida, LLC (Koolik Group). This Privacy Policy explains what we collect, how we use it, and your choices.

1) Information We Collect

Form submissions: name, email, phone (optional), message, and any details you share when you request information.
Usage data: basic analytics and advertising events (page views, button clicks) collected via cookies/pixels (see below).
Device/technical data: IP address, browser type, and similar diagnostics provided by your device or browser.

Respond to your inquiries and provide real estate guidance.

3) Contact Forms, Storage, and Communications

Contact and guide-request submissions are processed by this application and stored in its Neon database. Requested email and operational email are delivered through Resend. SMS, when separately authorized, is delivered through Twilio. Cloudflare Turnstile may process technical request information for abuse prevention. Do not submit sensitive personal information through a form.

4) SMS Communications

If you provide your phone number and explicitly consent to receive text messages, we may send SMS messages related to your property inquiries, listing information, or showing coordination.

Your phone number will only be used for communication related to your request and will not be sold, rented, or shared with third parties for marketing purposes.

You may opt out of SMS messages at any time by replying STOP. Reply HELP for assistance.

5) Cookies & Advertising Pixels

We may use cookies and similar technologies to measure traffic and improve marketing. Specifically, we may use:

Google Analytics: measures site usage after the optional-analytics choice is granted.

Optional analytics and advertising tags remain off until the site records an affirmative choice. A declined choice is retained in local browser storage and remains in effect on later navigation and reload. You can also control cookies through your browser settings.

We use reasonable administrative, technical, and physical safeguards appropriate for a small business website. No method of transmission or storage is 100% secure.

This Site is intended for adults interested in real estate. We do not knowingly collect personal information from children under 13.

11) Links to Third Parties

Links to third-party sites (e.g., Compass, Koolik, lenders, inspection resources) are provided for convenience. We are not responsible for their content or privacy practices.

12) Changes to This Policy

We may update this Policy from time to time. The “Effective date” above will indicate the latest revision. Your continued use of the Site after changes are posted means you accept the revised Policy.
