This independent site markets real estate services for Rachel Kovalsky, Realtor® (FL License #SL3620970), affiliated with Compass Florida, LLC (Koolik Group). This Privacy Policy explains what we collect, how we use it, and your choices.

1) Information We Collect

Form submissions: name, email, phone (optional), message, and any details you share when you request information.
Usage data: basic analytics and advertising events (page views, button clicks) collected via cookies/pixels (see below).
Device/technical data: IP address, browser type, and similar diagnostics provided by your device or browser.

2) How We Use Information

Respond to your inquiries and provide real estate guidance.
Improve the site’s content, usability, and performance.
Measure marketing effectiveness and reach interested audiences.

3) Contact Forms, Storage, and Communications

Contact and guide-request submissions are processed by this application and stored in its Neon database. Requested email and operational email are delivered through Resend. SMS, when separately authorized, is delivered through Twilio. Cloudflare Turnstile may process technical request information for abuse prevention. Do not submit sensitive personal information through a form.

4) SMS Communications

If you provide your phone number and explicitly consent to receive text messages, we may send SMS messages related to your property inquiries, listing information, or showing coordination.

Your phone number will only be used for communication related to your request and will not be sold, rented, or shared with third parties for marketing purposes.

You may opt out of SMS messages at any time by replying STOP. Reply HELP for assistance.

5) Cookies & Advertising Pixels

We use Google Analytics, the Meta Pixel, and the Reddit Pixel to understand website usage and measure advertising performance. These services may begin operating when you visit the site and may use cookies or similar technologies. Specifically:

Google Analytics: measures site usage and may continue sending limited cookieless measurement signals after an opt-out, with analytics and advertising storage denied.

Reddit Pixel: measures visits and conversion events from Reddit ads. You can manage Reddit advertising preferences at reddit.com/personalization.

You may opt out at any time using Your Privacy Choicesin the website footer. After you opt out, Meta and Reddit advertising pixels are disabled. Google Analytics may continue sending limited cookieless measurement signals with analytics and advertising storage denied. These signals are used for aggregated measurement and do not permit analytics or advertising cookies to be written by Google through this site.

If your browser sends a Global Privacy Control signal and you have not made an explicit choice on this site, advertising cookies and the Meta and Reddit pixels are disabled. Google Analytics may continue operating with advertising storage denied. Your preference is stored in this browser and applies on later visits. We remove accessible first-party analytics and advertising cookies when you opt out; cookies controlled by third parties may remain until they expire or you remove them through your browser settings.

When you submit a form and advertising measurement is permitted, we may send a corresponding conversion event to Meta or Reddit through a server-to-server conversion service. Depending on the service, matching information may include contact information transformed using cryptographic hashing, an event identifier, device or network information, and the page where the request was submitted. These services use the information to attribute and deduplicate conversions and measure advertising performance. We suppress these server-side advertising events when the site records an opt-out or applicable Global Privacy Control signal.

7) Data Sharing

We do not sell your personal information. We share data with service providers who help run this Site (e.g., hosting, form processing, analytics/ads), subject to contractual confidentiality and security obligations, and as required by law.

We keep form submissions and related communications for as long as needed to respond and for reasonable business records, unless you request deletion (see Contact below).

9) Security

We use reasonable administrative, technical, and physical safeguards appropriate for a small business website. No method of transmission or storage is 100% secure.

10) Children’s Privacy

This Site is intended for adults interested in real estate. We do not knowingly collect personal information from children under 13.

11) Links to Third Parties

Links to third-party sites (e.g., Compass, Koolik, lenders, inspection resources) are provided for convenience. We are not responsible for their content or privacy practices.

12) Changes to This Policy

We may update this Policy from time to time. The “Effective date” above will indicate the latest revision. Your continued use of the Site after changes are posted means you accept the revised Policy.
