These are not interchangeable just because both are gated 55+ communities in West Delray. Start with Huntington Lakes if a large condominium community with central shared amenities and multiple condo sections fits your plan. Start with Huntington Pointe if you want to include villas in the search and its clubhouse setup feels more like your routine.
Neither answer replaces a building- and unit-level review. Fees, reserves, assessments, rental rules, pet rules, age occupancy, and maintenance responsibility must be checked for the exact home.
Who This Area Is Actually For
The relocating 55+ buyer. You want an outdoors-and-activities Florida routine, but you also understand that the association structure affects the purchase.
The buyer with a firm monthly number. Purchase price is only the start. The current budget, reserves, insurance responsibilities, and any assessment can change which unit is comfortable to own.
The buyer deciding between a condo and a villa. You want to compare layout and maintenance responsibility, not choose from staged photos alone.

Most buyers should see both before choosing. The meaningful difference often appears at the building and unit level: where you park, how the hall or villa feels, what the monthly payment covers, and whether the pace works for your actual week.
If you send me the homes you are considering, I can help organize the tour and the questions to ask for each one. The goal is a short list you understand, not a longer list of names.
Where to Focus Your Search
At Huntington Lakes, compare sections and buildings. Huntington Lakes, Inc. says it maintains the central clubhouse, gate security, several lakes, and community-wide amenities. Individual condominium sections have separate management, so one building's documents or condition should not stand in for the entire community.
At Huntington Pointe, compare condos and villas. The association describes a mix of condominium apartments and villas. If both property types fit the budget, seeing one of each makes the maintenance and layout tradeoff easier to understand.
For the broader search, compare the product type first. If neither a condo nor a villa feels right, use the Delray Beach 55+ guide before forcing this comparison.
Daily Life
Tour both on a regular weekday, not only during a sales-friendly weekend window. At Huntington Lakes, see the clubhouse and then compare two different condo sections. At Huntington Pointe, tour one condo and one villa if both are in range.
Use the same checklist at every stop:
- Where will you park, enter, and carry groceries?
- Which amenities would you use during a normal week?
- What does the current association payment include?
- Which maintenance responsibilities stay with the owner?
- How does the drive work for healthcare, shopping, family, and the places you will visit regularly?
What Buyers Get Wrong Here
- “They are close together, so the fees must be similar.” They may not be. Review the actual budget, current assessment status, reserves, and insurance responsibility for each finalist.
- “The community name tells me the condition.” It does not. Renovation, elevators, roofs, plumbing, windows, and common-area work can vary by section, building, and unit.
- “I can sort the rules out after contract.” Ask about rentals, pets, occupants, approval timing, parking, and amenity access before writing the offer.
- “The bigger amenity list decides it.” The better choice is the community and home you can comfortably use and carry over time.

Help Me Choose Between TheseInventory & Pricing Reality
Do not use a community-wide price or fee range as a shortcut. A condo in one section, a condo in another building, and a villa can have different condition, obligations, and current financial documents.
For every serious option, compare the current asking price with the association budget, reserves, insurance responsibility, known projects or assessments, unit condition, and the likely first few years of work. If a current document is unavailable, treat that as an open question rather than filling the gap with an estimate.
The under-$500K 55+ guide is useful for broader orientation, but current availability still has to be verified when you build the shortlist.
Who Should Skip This Area
Skip both if you want a single-family 55+ house with a private yard, very new construction, or no association oversight. Start with a different product type instead of asking a condo or villa community to solve a lifestyle it does not offer.
Also pause if you cannot obtain current documents. At this price tier, the strongest purchase is often the one with the clearest financial and maintenance record, not the one with the best staged photos.
Sources and Freshness
Community-level facts were reviewed on September 8, 2026 using Huntington Lakes, Inc. and the Huntington Pointe Association. Those sources do not establish the current fee, financial condition, rules, or physical condition of a specific home. Verify those details with the applicable association and transaction documents.
