$600K–$800K

55+ communities like Valencia Palms, select condos in East Delray and Boca, townhomes in west Boynton. Inventory is tight at the lower end. Knowing exactly what to target here matters more than anywhere else.

$800K–$1.2M

Solid range with tradeoffs. Older builds in some communities, smaller floor plans in others. Good options exist — but you need to know which communities to avoid.

$1.2M–$1.5M

Real choice opens up. Gated communities like Seven Bridges, newer builds in Delray, stronger inventory in walkable Boca. This is where decisions become about lifestyle fit, not just availability.

$1.5M+

Premium communities, best amenity packages, newest construction. At this level the question is purely lifestyle — not inventory constraints.

They underestimate carrying costs, HOA fees, and what comparable homes in different communities actually cost to own.

Serious buyers move during this period. Sellers know it. Inventory in the communities people actually want — the ones with real amenities, newer builds, good locations — doesn’t sit.

A trip without a clear plan during this window is an expensive way to stay confused. One focused trip, aimed at the right communities, is how people actually close.
