"Boca is more prestigious." True. The address means something to some people. If identity matters, stay in Boca. If you're using prestige as a proxy for quality of life, test that assumption.

"I heard Boca is better." Boca Raton is a wonderful market with excellent communities. It's also materially different in the 55+ category from what buyers expect. "Better" depends entirely on what you're optimizing for.
