This is the largest country club community in Boca Raton, spanning 1,400 acres with four championship golf courses, multiple clubhouses, six restaurants, and constant activity. You don’t “visit” Boca West—you live inside it.

This works best if you’re an active golfer or club-first lifestyle buyer who plans to use the amenities regularly.

The tradeoff is scale and cost. Membership is mandatory, homes vary widely by village and age, and the community feels more like a private resort than a neighborhood.

Boca West is located in West Boca Raton, just west of the Florida Turnpike on Glades Road.

The community is fully gated with multiple security checkpoints and internal road systems. Boca West is member-owned, governed by an elected board.

This is not a walkable, town-centered lifestyle. It’s self-contained—most daily activity happens inside the gates.

Boca West includes 55 distinct villages, each with its own character, HOA, and pricing.

Homes range from:

  • Condos and villas (~1,000–2,000 sq ft)
  • Patio homes and townhomes
  • Estate homes exceeding 5,000 sq ft

Age & Condition Matter

Development began in the 1970s, so inventory quality varies dramatically:

If you play golf three to five times a week, enjoy structured social life, dine on-site regularly, and want everything contained in one community, Boca West delivers better than any club in Boca.

Where buyers get into trouble is underestimating total cost or overestimating how much they’ll actually use the amenities. A $400K home plus $150K membership plus $200K in renovations is not a bargain if you only golf once a month and prefer Mizner Park restaurants.

The happiest owners here use the club constantly and chose the right village from the start. The unhappy ones bought on price alone or didn’t fully accept the resort-scale tradeoff.
