If you are comparing GL Homes communities near Boca Raton, this is the starting point. Technically some of these carry Delray mailing addresses, but buyers consistently group them as West Boca — and that is the right mental model for understanding how they work together.

This page covers what GL Homes is, where these communities sit, what each one actually delivers, and how to figure out which one fits your situation.

Before diving into the community details, it's worth reading what buyers consistently get wrong about GL Homes — a few of these assumptions affect which community actually fits.

Who This Area Is Best For

Relocation buyers (Northeast to Florida) — West Boca GL communities are a frequent landing spot for buyers moving from the New York or New Jersey area. They get a Boca Raton address, a newer house, gated security, and a community format that already exists rather than starting from scratch.

Families — The school access, lot sizes, and suburban layout work well for families who want space and do not need walkability. The communities are built for that life.

Lifestyle buyers — If the amenities, social environment, and activity level are a meaningful part of why you are moving, these communities are built for that. Seven Bridges in particular has the most developed version of it.

What Is GL Homes?

GL Homes is a South Florida builder that specializes in large gated communities with resort-style amenities. Their product is known for consistent construction quality, full clubhouse packages, and communities built around an active lifestyle.

In West Boca, they built three communities over roughly a decade — each with a staffed gate, pool complex, fitness center, pickleball and tennis courts, and a social clubhouse. The builder is the same. The product, price point, and community culture are not.

Understanding West Boca

West Boca runs from roughly the Florida Turnpike westward toward the Everglades edge. The three GL communities sit in this corridor, close together, within a few minutes of each other.

Here is how to think about the area:

  • It is suburban and gated. Walkability is limited. Daily life is car-dependent.
  • The GL communities are the most active part of this market. They drive most of the buyer interest in this zip code.
  • "West Boca" and "West Delray" overlap here geographically. For these communities, the distinction matters less than people expect — daily life, driving distances, and amenity access are nearly identical from any of the three.
  • The Boca Raton address is real. Buyers who care about it can find it here without the East Boca price premium.

For a deeper look at the area context, see the West Boca neighborhood guide.

The Three Communities

Lotus

Lotus is the newest GL community in West Boca. It draws buyers who want the most current product — modern floor plans, updated finishes — and who would rather keep the monthly HOA below Seven Bridges numbers.

  • Entry: Low $1Ms. Most homes in the low-to-mid $2Ms.
  • HOA: Lowest of the three
  • Trade-off: Smaller homes relative to price; the social culture is still forming

This is the right community for buyers who prioritize the house itself over a built-in community routine. Lotus development page

Seven Bridges

Seven Bridges is the most active community in the GL corridor. The clubhouse, courts, and social rhythm are already established — there is a morning crowd, organized pickleball groups, and a functioning daily scene from day one.

  • Entry: Around $1.7M. Most homes in the $2M-$3M range.
  • HOA: Highest of the three — reflects what you are buying into
  • Trade-off: The monthly cost only makes sense if you will actually use the community

This is the right community for buyers who want to move in and immediately have a life around them. Seven Bridges development page

The Bridges

The Bridges is the value play in the GL corridor. It is the oldest of the three, which means older finishes, more variation in home condition, and more square footage for the dollar.

  • Entry: Around $1.3M. Most homes between $1.3M and $2.4M.
  • HOA: Mid-range — below Seven Bridges, above Lotus
  • Trade-off: Older product; some homes need updating before or after closing

This is the right community for buyers who want the GL setup and care more about size and value than having the newest finishes. The Bridges development page

How to Choose Between Them

The decision usually comes down to a few questions:

  • Do you want the newest finishes, or more space for the money?
  • Do you want a built-in social scene from day one, or are you fine building that yourself?
  • What HOA range can you carry comfortably every month?
  • Are you buying primarily for the house, or for the community around it?

The GL community decision guide walks through this systematically, without ranking communities or pushing toward a specific answer.
