Compared with Seven Bridges and The Bridges, Lotus feels more modern. It also feels less established socially, which is either fine or a problem depending on what you want from the community.
Price Range (What Buyers Actually Pay)
Most buyers fall between about the low $1Ms and low $2Ms. The better lots, strongest upgrades, and largest models can push well above that.
Buyers are paying for newer build vintage, cleaner finishes, and less immediate work after closing. In plain terms, Lotus usually wins on product freshness. It does not automatically win on community feel.
HOA + Monthly Cost Reality
Lotus usually carries the lowest HOA of these three communities. Most buyers should expect something in the mid-hundreds to high-hundreds per month, depending on the house and timing.
That generally covers the gate, clubhouse, pool area, fitness center, courts, and common area maintenance. What buyers underestimate is that lower HOA does not mean no tradeoff. Part of the reason it is lower is that the social environment is still less built out in real life than Seven Bridges, and more buyers notice that after they move in than before.

Lotus feels newer and cleaner than the other two. The homes show well. The amenity package covers what most buyers want. The day-to-day feel is more about having a good house in a polished community than plugging into a fully formed social routine.
That is the main distinction. If you want newer finishes and a more current look, Lotus stands out. If you want to move in and immediately have the most active built-in scene, Seven Bridges usually has the edge. If you want a more established resale community at a lower buy-in than Seven Bridges, The Bridges may make more sense.
Who This Is For (And Who It's Not)
This works for buyers who want the newest product, care about modern finishes, and would rather keep the monthly HOA lower than jump to Seven Bridges. It also works for buyers who are fine creating their own routine instead of depending on the community to provide one.
It is not for buyers who need the strongest social scene from day one. It is also not for buyers who think a Boca address by itself makes the decision. Out this far west, daily feel matters more than the mailing address.
