Most buyers consider Monterey Estates when they want a large custom home on a real lot and would rather not pay every month for amenities they will not use.

This is a small gated community in West Delray Beach, built in 2003 and 2004. Homes are Mediterranean-style custom builds on oversized lots, arranged around a lake at the center of the community.

This works best if you want space, privacy and a low fixed monthly cost. The tradeoff is that there is no country club and no social calendar — if you want an organized lifestyle, this is the wrong community.

Monterey Estates sits in West Delray Beach, south of Lake Ida Road, east of Hagen Ranch Road and north of Atlantic Avenue.

Here's what I want you to know about Monterey Estates: it is a quiet, established street of big houses, and the value is in the home and the lot rather than in the amenities.

Most of my clients who like it are families or relocating buyers who looked at the country club communities, added up the dues and initiation, and decided they would rather put that money into the house.

The thing to watch is inventory. Very few homes trade here in a given year, so if one comes up that fits, you generally do not have much time to think about it.
