Most buyers look at this community when they want newer construction with gated security and family-focused amenities. It works best if you value predictability and low-maintenance living. The tradeoff is HOA rules and less flexibility compared to non-HOA neighborhoods.

Most buyers look at Valencia Falls when they want a single-family 55+ home in Delray with real amenities—without luxury-Valencia pricing. It sits in the sweet spot between the budget condo communities and the newest, priciest Valencias.

This works best if you're an active-adult buyer who wants a house (not a condo), a social clubhouse and courts, and a Delray address in the mid-$400Ks to high-$800Ks.

The tradeoff is age of construction. These homes were built 2001–2004, so expect some to need updating, and the finishes aren't the newest. If you want current construction, look at Valencia Del Mar or Grand.

Valencia Falls is a GL Homes 55+ community in West Delray Beach, on Hagen Ranch Road just north of Lake Ida Road—about 15 minutes from the beach. It's a gated community of 724 single-family homes. This is a 55+ active-adult community.

Resale pricing generally runs $475,000 to $880,000, depending on size, lot, and condition. This is an established resale market—and one of the better values for single-family 55+ living in Delray.

  • Resort pool and spa, cabana
  • Tennis, pickleball, bocce, shuffleboard, putting green

The pace is highly social, with a full amenity center and programming. There is no golf course (a practice/putting green only), no equity membership, and no dining minimum. HOA runs approximately $756/month.
