Most buyers look at this community when they want newer construction with gated security and family-focused amenities. It works best if you value predictability and low-maintenance living. The tradeoff is HOA rules and less flexibility compared to non-HOA neighborhoods.

Vizcaya: Low-HOA, Well-Located 55+ Living in West Delray

Most buyers look at Vizcaya when they want a single-family 55+ home in Delray with genuinely low HOA dues—and a location right on Atlantic Avenue that's an easy drive to downtown and the beach.

This works best if you're a cost-conscious active-adult buyer who wants a house, a solid clubhouse and tennis, and lower monthly carrying costs, in the $400Ks to mid-$600Ks.

The tradeoff is home size and age. Homes are 1990s–early 2000s and on the smaller side (1,400–2,200 sq ft). If you want large or new, look elsewhere—but for value and location, Vizcaya is hard to beat.

Vizcaya is a 24-hour guard-gated 55+ community of 500+ Mediterranean-style homes built 1996–2002, located on Atlantic Avenue in West Delray (about a mile east of the Turnpike, 15 minutes from the beach). This is a 55+ active-adult community.

  • Single-family homes 1,402–2,164 sq ft, plus some villas/townhomes
  • One-story, Mediterranean style

Resale pricing starts in the mid-$400,000s, generally running $400K–$650K. Built-out resale market.


Amenities & Lifestyle

  • 22,000 sq ft clubhouse with fitness center, card room, billiards, meeting rooms
  • Olympic-sized heated resort pool
  • Six lighted Har-Tru tennis courts
  • Performance/movie theater, walking and biking trails

The pace is social. HOA is notably low (~$350–$480/month depending on home type). No golf, no equity membership.

Vizcaya is my answer for buyers who care about monthly cost and location as much as the home itself. The low HOA and the Atlantic Avenue address are real advantages, and the tennis is strong. The homes are older and smaller, so fit matters.
